Fair valuations by licensed specialists
Real estate is high-value and rarely sells easily. Please consult us — we have concierge agents who specialise in real-estate sales and value your property quickly and accurately.
We value the property based on nearby market prices, road access, year built, size, and shape. We prepare a valuation document and explain the basis of the price.
Once the valuation is done, if you decide to sell with us at the proposed price or at your preferred price, we sign a brokerage agreement.
* There are three types of brokerage agreements (see below).
| General brokerage | Exclusive brokerage | Exclusive-right brokerage | |
|---|---|---|---|
| Contract term | Unlimited | Within 3 months | Within 3 months |
| Use of other brokers | Allowed | Not allowed | Not allowed |
| Owner-arranged buyer | Allowed | Allowed | Not allowed |
| Reports to seller | None | At least every 2 weeks | At least once a week |
| Registration with REINS | None | Required | Required |
For properties you have entrusted to us, we run sale activities: website and portal listings, flyers, and on-site open houses (continuously until we reach a contract).
Once a buyer is found, they submit a purchase application and negotiate terms and price. You decide whether to proceed and move on to signing. We prepare the contract and the Explanation of Important Matters.
After signing, we settle the balance. Once the balance is received, we hand over the keys (for houses) and file the transfer of ownership with the Legal Affairs Bureau. The sale is complete.
There are two ways to sell: brokerage and buyout.
Under brokerage, the agency finds a buyer for you. Under buyout, the agency itself buys your property. The sale price, time to sale, and process differ. Understand the pros and cons and choose the method that suits you best.
| Brokerage | Buyout | |
|---|---|---|
| Buyer | A buyer found by the agency. | The agency itself. |
| Price | Roughly at market price. | Tends to be lower than brokerage. |
| Time required | Finding a buyer and negotiating terms takes relatively longer. | The agency is the buyer, so no need to search or negotiate at length. Typically faster than brokerage. |
| Brokerage fee | Applicable. | Not applicable — the agency is the buyer. |
| Advertising | Listings and flyers run publicly. * If you want to keep the sale private, please let us know. | Not needed — the agency is the buyer. |
| Advantages | May sell close to market price. Taking time can secure better terms. | Fast when feasible; no brokerage fee; no public advertising, so it stays discreet. |
| Disadvantages | May take a long time. You need to accommodate viewing requests as they come. | Tends to yield a lower sale price than brokerage. |
Please feel free to consult us about either option — we will recommend the best approach for your situation.
Selling real estate involves various upfront costs and taxes.
There are several kinds of costs and taxes. Before starting, check how much you will net after all costs and plan accordingly.
Sale brokerage fee
Stamp duty on the sale-and-purchase contract
Bank transfer & mortgage-clearing costs
Taxes
Costs to prepare for delivery
When it's time to sell, plan carefully and sell smart.
Selling without a plan can cost you millions of JPY. When you sell a home, make a clear plan and sell wisely.
Point 01
Check your current savings, remaining mortgage balance, monthly repayments and overall financial position. The right sale method varies with your situation and how quickly you want to sell.
Point 02
Picking an agency by valuation price alone can go wrong. Choose someone who genuinely advises you on the sale and whom you can trust.
Point 03
The asking price matters. A reasonable approach is to anchor to the valuation and set a target that is sellable, then plan step-by-step reductions if needed.
