The buying process

What matters when searching for a home

Buying real estate is a major decision. That is exactly why we want you to consider it carefully and buy only when you are fully satisfied. At Felia Home, a dedicated agent stays with you at every stage — from property search through contract and delivery. We aim to be someone you can consult about anything and entrust with confidence. Please make Felia Home your partner as you search for your new home.

Budget planning
01

Step 01 Budget planning

First, share your preferred conditions: the area you want to live in, the property type (new / used house or condominium), the size you need, and so on. Your agent will then give you a rough budget. A financial plan is essential — factor in your savings, mortgage repayment plan, and life plan after moving in, and start by drawing up a realistic plan.

▼
Property research
02

Step 02 Property research

The more conditions you have, the fewer listings will match — and other buyers likely want the same properties. Reasonably priced, problem-free listings can go on a first-come, first-served basis. Speed matters. At Felia Home, our locally rooted agents introduce the latest listings that match your requirements as early as possible.

▼
Property visits
03

Step 03 Property visits

When you find a listing you like, go and see it in person. Visit a variety of properties to firm up what kind of home you want. If you visit a plot of land, consider viewing similar-shaped plots and model homes at the same time. Felia Home will pick you up at a location you choose, take you to the property, and see you back afterwards.

▼
Deciding to contract
04

Step 04 Deciding to contract

Even if you want to buy after seeing a property, take a moment before committing. We want you to buy only when you are fully satisfied. During your decision period, your agent will share more detailed information so you can compare many listings. Once you are ready to move ahead, we will move on to explaining the real-estate sale-and-purchase agreement.

▼
Sale-and-purchase agreement
05

Step 05 Sale-and-purchase agreement

First, you express your intent to purchase by submitting a Purchase Application to the property owner (seller). Next, you and the seller agree on the sale price and conclude the real-estate sale-and-purchase agreement. Before the contract, a licensed real-estate transaction specialist gives the Explanation of Important Matters; once you are satisfied, you sign and seal the contract documents to complete the deal.

▼
Mortgage contract
06

Step 06 Mortgage contract

Once the property contract is signed, next comes the mortgage. Mortgages broadly fall into three groups: public loans (such as Flat 35), private loans from major and regional banks, and corporate loans arranged by your employer. Felia Home has partnerships with many major financial institutions, which can lead to better preferential rates.

▼
Final payment & delivery
07

Step 07 Final payment & delivery

A few days before the balance payment (mortgage execution day), you sign the loan agreement with the lending bank. Then on delivery day, the judicial scrivener, brokerage, seller, and you meet to pay the balance. Once the seller receives the balance, delivery is complete. For new or used houses, you receive the keys on the spot.

▼
Moving in
08

Step 08 Moving in

Once the property is delivered, you can move in anytime. Starting preparations 1–2 months before delivery gives you comfortable margin. Felia Home partners with a moving-company; using them often costs less than arranging it yourself and comes with extra benefits.

▼
Tax filing
09

Step 09 Tax filing

Tax filings around a property purchase vary by price, type, and how the purchase is funded. One important item is the mortgage tax deduction: if you use a mortgage and meet certain conditions, you can deduct a portion of the mortgage amount from income tax and residential tax. Before purchase, we let you know whether the deduction is likely to apply to your case.

▼
After-sales support
10

Step 10 After-sales support

Many brokerages disappear once the deal closes. Felia Home puts real effort into after-sales support so that you avoid problems later. If you notice defects after delivery — even minor ones — please get in touch. We also handle renovation and remodelling consultations, so feel free to reach out anytime.

Four key points about upfront costs when buying a home

Four points

How to keep upfront costs down

Point 01

How to keep upfront costs down

While taxes and registration fees depend on property price, mortgage and insurance choices can reduce your upfront costs.

  • •(Example) Choose a mortgage that waives guarantee fees and group credit life insurance.
  • •Switch fire and earthquake insurance to a 1-year term.
  • •Choose affordable furniture and appliances when you move in.
Rolling upfront costs into the mortgage

Point 02

Rolling upfront costs into the mortgage

If you cannot cover upfront costs from savings, some lenders let you add them to the mortgage. Just remember that monthly repayments increase — so you generally want to prepare at least enough cash to cover upfront costs.

Upfront costs generally need to be paid in cash

Point 03

Upfront costs generally need to be paid in cash

From your savings, decide how much goes to the down payment and how much goes to upfront costs. In principle, upfront costs must be paid in cash, so you cannot put all of your savings into the down payment.

Costs beyond the property price

Point 04

Costs beyond the property price

Total upfront costs are typically 3–8% of the purchase price. They vary by property and mortgage, so check ahead of time. There are also recurring costs like property tax to plan for.
